How to judge a tenant?

The reason I choose this topic, because my tenant put me in deep trouble. I will share my experience with our tenant.

Since our flat was vacant, we were looking out for some suitable tenant.

I luckily found a person who was inquiring about a vacant residential property in the area where our property was located. I told the inquiring person about our property, he told that he will get back to us. He found our property good and we were happy to find a tenant (since we now didnt had to pay commission to real estate agent)

  • Though we didnt know tenant, all we did was believed in our tenant. Since, the tenant was of our caste and religion.
  • Background check we didnt do (which I believe isnt of much use since it is time consuming and a normal person cant do it, all one can do is talk to people whose references the tenant gives and those people are nitpicked by tenant, who are obviously going to talk good things about the tenant)

This was our modus-operandi of knowing the tenant, which was our biggest mistake, then the problems started. The tenant started troubling people in the appartment, she few days back even fought with somebody in the appartment, (our tenant was a lady and she being no less than a sumo wrestler i.e. well built along with her 2daughters she had beaten up a lady and since she had contacts with police she lodged a complaint against the lady who was beaten up)

The matter wasnt over there when we asked her to leave our house, she started talking to us badly and when I lost my temper and told her to vacate the house which she already had vacated but she wasnt willing to give us the keys, she went to police and filed a complaint against me that I threatned her to beat her.

Thank god, the police officer was good who, didnt file a complaint against me since he understood that she was a liar, all he was doing was performing his duty, since they have to protect all people whether good or bad. The lady finally gave us our keys for flat, the whole appartment people were in the mood of partying.

But our poor milkman was the only person who was very unhappy since our tenant didnt pay him for the milk that the lady purchased from him for a whole month.

Now tell me How to judge a tenant?

Since, anybody could face such a problem.

Thanks to Swami Vivekanda which gave me strength, to fight with such a tenant, I was nervous since I was visiting police station for the first time, while on my way to home and before going to police station I saw photo of swami Vivekanda, which provided me strength and made me strong and confident.
